We collect a service charge from lessees to cover maintenance of the structure and common parts.  The way service charges are calculated and levied (and the exact extent of the services provided) depend on the terms of the leases of each block of flats.  Service charges are subject to various statutory controls, such as the requirements to obtain competitive quotes and to consult lessees before placing contracts for major works.
